In what would be described as the most challenging development obstacle to be encountered, SPI discovered that a large portion of the land was contaminated with unexploded ordinances that were left in and on the ground. It was undocumented that the property was formerly used as a World War II Army Air Force bombing practice range, and on top of that, there were no federally funded programs or established rules for the clean-up of formerly used defense sites. SPI embarked on a seven-year project managing a team of highly specialized consultants and contractors for the private remediation of approximately 2,000 acres of land. The 100% total clean up and remediation of the former Pine Castle Range was completed in 2020 and certified by the Florida Department of Environmental Protection. This landmark project is considered one of the largest private remediations ever completed in the United States on a formerly used defense site.
