1980 DOWNTOWN ORLANDO In the 1980’s, SPI played a prominent role in establishing the Downtown Orlando Historic Preservation District. SPI acquired and renovated several historic landmark buildings including: The First National Bank Building; The Metcalf Building, and The Kress Building, considered an architectural landmark and icon of art-deco design. SPI’s restorations of these and other buildings all received National Historic Register Designation and numerous awards, which contributed to the revitalization of Downtown Orlando. SEMINOLE COUNTY TUSCAWILLA 1990 Acquired in the 1990s from the Federal Resolution Trust Corporation, SPI entitled the last 250 acres of the undeveloped Seminole County community for apartments, grocery stores, and a single-family subdivision. 2000 VISTA EAST 1.0 SPI managed the planning and annexation of over 1,000 acres of rural county land into the City of Orlando. Through the creation of an innovative Public / Private Partnership with the City of Orlando, a major arterial road infrastructure network was privately constructed to support the development of thousands of homes and supporting retail. This mixed-use regional plan would grow to encompass the Vista Lakes, Crowntree Lakes, Tivoli Woods communities, and the Beltway Commerce Center, a major industrial business park. VISTA EAST 2.0 2001 In 2001, in response to the rapid growth of Southeast Orlando and playing off the success of the original Vista East project, SPI became the development partner for a privately held ranch acquired in the 1950's. 5,000 additional acres were annexed into the City of Orlando along with the creation of a second public/private partnership for expansion of the arterial roadway network and regional infrastructure to support an additional 10,000 residential units and other mixed-use development. Not long after, it was discovered that the land and all future development was severely and adversely impacted by the most unusual environmental contamination... PINE CASTLE BOMBING RANGE 2008 In what would be described as the most challenging development obstacle to be encountered, SPI discovered that a large portion of the land was contaminated with unexploded ordinances that were left in and on the ground. It was undocumented that the property was formerly used as a World War II Army Air Force bombing practice range, and on top of that, there were no federally funded programs or established rules for the clean-up of formerly used defense sites. SPI embarked on a seven-year project managing a team of highly specialized consultants and contractors for the private remediation of approximately 2,000 acres of land. The 100% total clean up and remediation of the former Pine Castle Range was completed in 2020 and certified by the Florida Department of Environmental Protection. This landmark project is considered one of the largest private remediations ever completed in the United States on a formerly used defense site. RETAIL DEVELOPMENT 2008 By acquiring strategically located land parcels within the expanding southeast Orlando growth corridor, SPI has developed and manages a portion of retail properties including a Regional Power Center and multiple retail outparcels with a roster of Regional and National Tenants.
